It documents the condition of the installation at the start of the tenancy, which is useful evidence in any future dispute about what was present and working at handover. Frequently asked questions about our plumbing service

  • GEM 24/7 charges hourly plus VAT, with a one-hour minimum and 15-minute increments after that. Plumbing rates start from £125/hr during the day, £150/hr in the evening, and £200/hr overnight (midnight to 7am). Those same rates apply every day of the week – there's no weekend premium, no bank holiday surcharge, and no call-out fee on top.

    Heating and gas work starts from £130/hr daytime, £165/hr evening, and £220/hr overnight. Electrical from £115/hr, £150/hr and £200/hr across the same periods.

  • Our rates vary by time of day – we charge different hourly rates for daytime, evening and night work. What you won't pay is a separate call-out fee or a surcharge added on top of those rates. The rate we quote when you call is the full rate, with nothing hidden. One-hour minimum charge, billed in 15-minute increments after that, plus VAT. We'll confirm the applicable rate before any work begins.

  • Our target response time is 90 minutes across central London, Zones 1 and 2. In practice, most emergency callouts in EC1, WC1, W1, SW1 and SE1 are attended faster than this. We confirm estimated arrival time when you call, and send your engineer’s details before they leave.

  • If you have a burst pipe or serious leak, turn off your main stopcock immediately. This is usually under the kitchen sink or where the supply pipe enters the building. If water is near electrics, switch off the relevant circuit at your consumer unit. Then call us – we’ll talk you through anything else while the engineer is on their way.

  • Yes. Burst pipes are one of the most common emergency callouts we attend. We carry standard pipe fittings and repair materials as standard, so most burst pipe repairs are completed in a single visit. For severe damage or older pipework, we’ll advise on the full scope of work before starting.

Once the engineer arrives and begins work, you're charged at the hourly rate plus VAT, with a one-hour minimum and 15-minute increments after that. There's no out-of-hours surcharge on top of the standard rate – the hourly rate varies only by time of day, not by day of the week.

  • Yes. After every job we issue a full written invoice showing the engineer's name, start time, finish time, work carried out, and a breakdown of labour and materials. If you need a more detailed engineer's report – for a home insurance claim following water damage, or to support a disrepair claim against a landlord – request this when you call and we'll confirm what we can provide for your situation. We recommend keeping your invoice regardless, as most insurers and solicitors will ask for it as a minimum.

  • Yes. All work carried out by GEM 24/7 is covered by an 18-month workmanship guarantee. If anything we’ve fixed fails within 18 months due to our workmanship, we’ll return and put it right at no charge. This is separate from any manufacturer’s warranty on parts.
