Gas Safety Certificate (CP12)

Every landlord with a gas appliance in a tenanted property is legally required to hold a valid Gas Safety Certificate, renewed every 12 months. The CP12 records the condition of every gas appliance and flue, and must be issued by a Gas Safe registered engineer. Non-compliance carries fines of up to £6,000 per appliance, and landlords who repeatedly fail to comply risk prosecution. GEM 24/7 Gas Safe registered engineers issue your CP12 and send a copy to both you and your tenant on the same day.

Annual Boiler Service

A boiler service keeps your heating system running safely and efficiently, maintains manufacturer warranties, and identifies faults before they become expensive breakdowns. For landlords, a documented annual service is also evidence of due diligence if a fault later causes damage or dispute. Carried out by our Gas Safe registered heating engineers, typically completed in under an hour.

Power Flushing

Power flushing removes sludge, rust and debris from central heating systems — the build-up that causes cold spots on radiators, noisy pipework and reduced boiler efficiency. Older properties in central London, particularly those with original cast-iron radiators or pre-2000 pipework, frequently benefit from a power flush before a new boiler is installed or when radiators are underperforming despite the boiler running correctly.

Pricing Price depends on system size and number of radiators. Get in touch for a quick quote.

Got a question?

Frequently asked questions about our heating service

  • Yes. The Gas Safety (Installation and Use) Regulations 1998 require all private landlords to arrange an annual Gas Safety Check on every gas appliance and flue in a tenanted property. The check must be carried out by a Gas Safe registered engineer. The resulting certificate – a CP12 – must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Failure to comply can result in fines of up to £6,000 per appliance and, in serious cases, criminal prosecution.

  • A CP12 is the document issued after a Gas Safety Check. CP12 stands for CORGI Proforma 12, a reference to the original CORGI registration scheme that preceded Gas Safe. The certificate records the details of the engineer who carried out the check, the appliances inspected, the results of each check, and any remedial action required. Landlords must keep a copy for at least two years and provide a copy to tenants. GEM 24/7 issues CP12 certificates on the same day as the check.

  • GEM 24/7 prices Gas Safety Certificates at a fixed rate of £99 plus VAT – the same price regardless of time of day. There is no call-out fee. For multiple appliances or a portfolio of properties, contact us for a package quote.

  • Our rates vary by time of day. We charge different hourly rates for daytime, evening and night work. What you won't pay is a separate call-out fee or a surcharge added on top of those rates. The rate we quote when you call is the full rate, with nothing extra. One-hour minimum charge, billed in 15-minute increments after that, plus VAT. We'll confirm the applicable rate before any work begins.

  • Our target response time is 90 minutes across central London, Zones 1 and 2. In practice, most emergency heating callouts in EC1, WC1, W1, SW1 and SE1 are attended faster. We confirm your engineer’s estimated arrival time when you call, and send their name, photo and vehicle registration before they leave.

  • Our Gas Safe heating engineers cover 37 areas across central and inner London. From Chelsea and Kensington in the west to Hackney and Whitechapel in the east; from St John’s Wood and Hampstead in the north to Battersea and Brixton in the south.

  • A standard annual boiler service includes a visual inspection of the appliance, flue and associated pipework; a check of all safety devices and controls; cleaning of the heat exchanger and burner where accessible; a gas pressure and flow rate check; a flue gas analysis; and a check for gas leaks or carbon monoxide. The engineer will advise you of any faults found. A service record is issued on completion. Carried out by Gas Safe registered heating engineers.

  • Power flushing is a process that forces water and cleaning chemicals through your central heating system at high velocity to dislodge and remove sludge, rust and scale that accumulates over time. You may need a power flush if your radiators have cold spots at the bottom, your heating system is noisy, your boiler keeps switching off, or if you’re installing a new boiler and the existing system has been in place for more than ten years. Power flushing is particularly common in older London properties with original pipework or cast-iron radiators.

  • As a general rule, a boiler over 15 years old with a recurring fault is often more cost-effective to replace than to continue repairing. A boiler under 8-10 years old in otherwise good condition is usually worth repairing. The key factors are the age of the appliance, the cost of the repair relative to a new installation, the boiler’s current efficiency rating, and whether parts are still available. Our heating engineers will give you an honest assessment of both options after diagnosing the fault – we don’t have a financial incentive to recommend one over the other.

  • Yes. Every job comes with a full written invoice as standard. If you need a formal engineer's report – for a home insurance claim following a boiler failure or water damage, or to document a heating fault for a landlord disrepair dispute – let us know when you call and we'll advise on what's appropriate for your situation. Gas Safety Certificates and boiler service records are issued automatically and are often requested by insurers and solicitors as supporting evidence.
