Frequently asked questions about our heating service

Yes. The Gas Safety (Installation and Use) Regulations 1998 require all private landlords to arrange an annual Gas Safety Check on every gas appliance and flue in a tenanted property. The check must be carried out by a Gas Safe registered engineer. The resulting certificate – a CP12 – must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Failure to comply can result in fines of up to £6,000 per appliance and, in serious cases, criminal prosecution.

A CP12 is the document issued after a Gas Safety Check. CP12 stands for CORGI Proforma 12, a reference to the original CORGI registration scheme that preceded Gas Safe. The certificate records the details of the engineer who carried out the check, the appliances inspected, the results of each check, and any remedial action required. Landlords must keep a copy for at least two years and provide a copy to tenants. GEM 24/7 issues CP12 certificates on the same day as the check.

Our rates vary by time of day. We charge different hourly rates for daytime, evening and night work. What you won't pay is a separate call-out fee or a surcharge added on top of those rates. The rate we quote when you call is the full rate, with nothing extra. One-hour minimum charge, billed in 15-minute increments after that, plus VAT. We'll confirm the applicable rate before any work begins.

Our target response time is 90 minutes across central London, Zones 1 and 2. In practice, most emergency heating callouts in EC1, WC1, W1, SW1 and SE1 are attended faster. We confirm your engineer’s estimated arrival time when you call, and send their name, photo and vehicle registration before they leave.

A standard annual boiler service includes a visual inspection of the appliance, flue and associated pipework; a check of all safety devices and controls; cleaning of the heat exchanger and burner where accessible; a gas pressure and flow rate check; a flue gas analysis; and a check for gas leaks or carbon monoxide. The engineer will advise you of any faults found. A service record is issued on completion. Carried out by Gas Safe registered heating engineers.

Power flushing is a process that forces water and cleaning chemicals through your central heating system at high velocity to dislodge and remove sludge, rust and scale that accumulates over time. You may need a power flush if your radiators have cold spots at the bottom, your heating system is noisy, your boiler keeps switching off, or if you’re installing a new boiler and the existing system has been in place for more than ten years. Power flushing is particularly common in older London properties with original pipework or cast-iron radiators.

As a general rule, a boiler over 15 years old with a recurring fault is often more cost-effective to replace than to continue repairing. A boiler under 8-10 years old in otherwise good condition is usually worth repairing. The key factors are the age of the appliance, the cost of the repair relative to a new installation, the boiler’s current efficiency rating, and whether parts are still available. Our heating engineers will give you an honest assessment of both options after diagnosing the fault – we don’t have a financial incentive to recommend one over the other.
